Important things you need to know about when living at dancing coyote farm

House Rules

To maximize your enjoyment of the Farm during your rental, please read our common sense house rules before you submit your Rental Application.


Renter must purchase and keep a valid Renter's Insurance Policy during their rental period. Please supply us with a photocopy of the insurance policy along with your first month's and security deposit payment before move in day.

Even though each renter must have a valid Renters Insurance Policy, if a renter has an accident or something should break, please bring it to our attention immediately. There is usually a way to come to a simple resolution provided we repair or replace the problem quickly for your rental and/or in consideration of the next renter. This will make it easier for us to be able to return your full security deposit upon vacating the rental.

All renters must be adults over the age of 25.

At this time, no children or young adults under the age of 25 are allowed.

Please close and lock any gates behind you when entering and exiting the property.

Please keep all exterior doors closed and locked when entering or leaving the Farmhouse. When leaving the Farmhouse, please make sure your private entrance is locked as well as the other common area exterior doors; this is for the safety and security of all of our renters and the owners of the Farm.

KEYS. At NO time, nor for any reason, may keys be distributed to anyone who does not reside in a rented room. Each room's exterior French door entrance has its own specifically keyed lock. Each room's interior entrance door is a pocket door, and only lockable from inside the room. Each renter will also be given a key to the Farmhouse's main front door and all doors that open to the house's common areas.

INDIVIDUAL ROOM SECURITY. When leaving the Farmhouse, renter should keep their room's exterior and interior entry doors locked at all times. At no time or for any purpose, may a renter enter the owner's quarters or another renter's room without their express invitation and permission, nor shall a renter borrow the owner's property or another renter's property without their express permission.

SMOKING AND/OR VAPING. Smoking and/or vaping of any type of materials (including marijuana) is NOT allowed on the entire property including inside the Farmhouse. Discovery of such usage will be grounds for renter's immediate eviction under California law.

DRUG USE. Drug usage (including but not limited to marijuana and hemp products – legalized or not in the State of California or at the Federal level), of any kind is NOT allowed on the entire property including inside the Farmhouse. Discovery of such usage will be grounds for renter's immediate eviction under California law.

The use of CBD oil or ointments used for medically prescribed purposes is allowed.

ILLEGAL USE OF PROPERTY. Using your room or any other part or area of the Farm's property for illegal purposes, including weapon-related crime, manufacturing of ammunition or any other explosive materials, manufacturing, distribution of, and dealing illegal drugs, or promotion of or actual dogfighting, is subject to renter's immediate eviction under California law.

At this time we can not allow our renters to have pets of any any type due to property insurance restrictions.

Dancing Coyote Farm has pets which include dogs and cats that have the run of the common areas and the property – but not the rental rooms. ALERT: If you are allergic to dogs and/or cats, a room at the Farm may not be the best rental choice.

FOOD & BEVERAGES. Each renter is responsible for purchasing their own food and beverages. Each renter will be assigned a designated, large dry goods storage cabinet in the kitchen as well as an assigned, specific section in the kitchen's refrigerator keeping and freezer compartments. Renters may use the kitchen's wine frig to store their wine and beer (one small size 6-pack maximum per renter) as long as the renter's name is clearly marked on the bottles and/or 6-pack; space is on a first-come, first-stored basis. It is recommended that renters keep hard liquor in their room.

HOUSEHOLD & LAUNDRY SUPPLIES. Each renter is responsible for purchasing their own cleaning supplies (including 2-ply toilet tissue) that will be used in their respective room, as well as eco-friendly laundry detergent and dryer sheets for doing their personal laundry. Cleaning supplies including trash bags, paper products [i.e., paper towels], and cleansers used in the common areas shall be supplied by the Farmhouse at no additional charge to the renters.

The Farmhouse also has vacuum cleaners, brooms and dust pans, and a Swiffer (including Swiffer sheets) available for use at no additional charge to the renter.

VEHICLE PARKING All parking is outdoors and uncovered. While there aren't any formal parking spaces, each renter will be given a specific place to park one vehicle. Guests will be given an area to park while visiting.

BICYCLE STORAGE Bicycles may be stored in the Farmhouse's locked basement; personal padlock or additional locking mechanism is also recommended for extra security.

Renters may have only one guest stay overnight [2 contiguous nights maximum] twice per calendar month if that guest does not exceed the maximum of 2 people in a room. Please let us know when you are going to have an overnight guest, so we can alert any other renters of their arrival and presence on the property.

Also, if you will be having a friend or guests stop by for a day or evening visit, please let us know so we can alert any other renters of their arrival and presence on the property.

NOISE. At all times, we request our renters to be absolutely courteous and respectful to our other renters and to our neighbors during their rental period.

Please keep volume from music and TVs or streaming devices low and/or use ear phones/buds, as well as no really loud speaking or yelling/screaming indoors or outdoors. Our renters rent with us to enjoy the quiet of the country in a serene and calm environment – both inside and outside. Additionally, being in a rural area our neighbors are early to bed and early to rise.

The rental rooms are insulated but not sound-proof, so with the doors and windows closed renters can still make a fair amount of noise with no issues at all, but loud music and voices really carry in the quiet of the house and surrounding neighborhood!

QUIET HOURS. Our renters may have day and/or night jobs, so courteous observance of every tenant's work schedule is a must in keeping noise levels to a minimum.

Usual quiet hours are 10:00 pm to 8:00 am daily. Weekends: quiet hours usually from 11:30 pm to 7:00 am

BEHAVIOR. Applicable to all renters and/or their guests: Violation of the basic rights of other renters and/or the owners of the Farm and unseemly and/or violent behavior will not be condoned. Any renter and/or their guests displaying such behavior will be subject to immediate eviction from the premises under California state law.

UTILITIES. All utilities (water, electricity, propane, garbage) except for cell phone service and a personal landline service are included in the rent. The Farmhouse's phone landline may be used in an emergency at no additional charge; calls may only be for 10 minutes or less.

WATER. As Dancing Coyote Farm gets all of its water from a well, please do NOT let any water run without attendance or for a long duration.

  • Showers & Bathes. Showers should be no longer than 5 minutes; tub baths should not use more than 50 gallons per bath/per day.
  • Dishwashing. Fast hand washing of your dishes, etc., as you use them is recommended (No pre-rinsing please!). While we do have a dishwasher and use it on occasion, we've found that it uses far more water during a normal cycle than hand washing does! Go figure.
  • Laundry. As the Farm has its own septic system, we don't like to put a heavy load on it with too much laundry waste water. We ask that our renters do only 2 full loads of laundry (cold water only) per week per renter - use of the clothes washer and dryer is on a first come, first served basis.
  • Water Leaks. Please report any water leaks immediately!
  • Car Washing. Car washing on the property is NOT allowed (nor do we allow oil changes to be done on the property).

ELECTRICITY AND LIGHTS. In your room and/or in the common areas, please turn off all lights, unnecessary small appliances, or floor fans, as well as the stove, oven and Heat/AC when you are out (unless they are being used by other renters or the owners) to keep the electrical usage and cost down and/or from failing at any point during your rental.

PROPANE. In the common areas, please turn off all unnecessary appliances that use propane such as the stove top and central heat when you go out (unless they are being used by other renters or the owners) to keep the propane costs down and from failing at any point during your rental.

SEPTIC SYSTEM. Dancing Coyote Farm has its own private septic system. Please observe the following rules to help us keep the system working at top efficiency.

  • Toilets. Please use only 2-ply toilet tissue. Do not flush anything down the toilet except toilet tissue. This includes any type of female or male hygiene products, chemicals, hair, or any other materials except toilet cleaning products.
  • Dishwashing. Use only eco-friendly dishwashing soaps and cleaners as much as possible. We use Dawn dish detergent, Ajax and Comet cleansers. Please also observe the following:
  • Put as little food matter down the garbage disposal as possible.
  • Scrape or wipe out all oil, fats, and grease from your cooking pots and from your dishes as thoroughly as possible and put in the kitchen waste can.
  • Put all your "green" food scraps in the kitchen compost bucket for use in our outdoor compost pile.
  • Do not put any kind of meat scraps or bones - except for fish and shell fish scraps - in the compost bucket; put meat and bone scraps in the kitchen waste can.

  • Laundry. Use only eco-friendly clothes detergent such as Kirkland's HE (high efficiency) liquid detergent. Please also observe the following:
  • Hard, pure bleaches such as Clorox, are NOT allowed. Only Clorox2 is allowed on a sparingly-used basis.
  • Liquid softeners such as Downey are NOT allowed at all, as Downey and other liquid softeners are known to be toxic to humans and animals and will damage the septic system as well as killing the surrounding flora as system-processed effluent is released into the ground water.
  • Sheet softeners such as Bounce can be used in the dryer to soften your clothes.

  • Car Washing. NO car washing on the property is allowed (nor do we allow oil changes to be done on the property).

Each room has a Roku TV. Roku free channels are included in the rent. Also included in rent, a remote with a set of earplugs to use for silent viewing (earplugs plug into Roku remote). Not included in rent: Renter's personal subscription(s) to premier TV and music subscriptions (i.e., Netflix, iTunes, Amazon prime video, Fubot, HBO, Starz, etc.)

On a regular weekly basis, renters are expected to clean and maintain their respective room (including the ensuite bathroom) and the deck area immediately in front of their room during their rental period. If a renter is using the shared (by the Farm's owners), semi-private bathroom, the renter must participate in keeping that bathroom clean and orderly on a daily basis. Cleaning supplies, vacuum, Swiffer, brooms and dustpans are available for the semi-private bathroom at no additional cost.

On a daily basis, when using any of the common areas (including the charcoal BBQ grill) – inside the Farmhouse and outside on the Farm's property – everyone must immediately clean up after themselves to ensure everyone living on the Farm has a neat, clean, tidy, happy, and comfortable environment and home in which to live.

Alterations of any kind to renter's room – except for the possible hanging of personal art or photos with the written permission of the Farm's owners – is prohibited.

SUBLEASING. Renter may not sublet their room for any reason.

EXTENDED ABSENCES AND ABANDONMENT. If room is abandoned by tenant for more than 7 consecutive days, or if the tenant is absent from the room with rent overdue without giving notice to the Farm's owners in writing of reason for an extended absence or abandonment [i.e., such as a vacation, hospitalization, out-of-town-business trip, etc.], the Farm's owners may assume that renter has abandoned the property and will take legal action immediately to remove renter's personal belongings and/or terminate the rental agreement.
