How to check room availability, the application process, payment methods, and more.


We offer two different rental terms:

  • 13-WEEK CONTRACTS. This rental term is perfect for extended stay tourists; extended stay people visiting family and friends in the Acton/Agua Dulce area; traveling nurses and other contract medical professionals; and, contract traveling service and business professionals.
  • MONTH-TO-MONTH. No long term leases are required to rent at Dancing Coyote Farm. This allows our renters to be very flexible in their plans.
  • Do you offer rental contracts for less than a month? No, we do not. Our minimum stay is 30 consecutive days; the maximum stay is 12 consecutive months with the possibility of extension for additional months upon review of the renter's history while at Dancing Coyote Farm.
  • Do you offer contract rentals longer than 13-weeks? Yes, we do. When you check room availability select "Other Contract Length," and indicate in the comment box how long a contract you will need.

We encourage potential renters not to apply unless they are 100% certain of their dates and plans.

Unfortunately, we can only provide our rooms on a first-come, first-served basis. Please note: once a potential renter has checked the availability of the room they desire and have started the application process we cannot, in all good faith, keep the room open to other potential renters. After a rental application has been declined, the room will return to available status.

We do not maintain a waiting list for our rooms because they are rarely available. However, when a room becomes available, our Rental Status Calendar page will reflect that immediately, so your best bet is to check back frequently to see if a room has opened up.

Dancing Coyote Farm does NOT have an automated online rental system. Using the Check Room Availability Form located on each room's detail page and other pages, complete the form and submit by clicking the "CHECK AVAILABILITY NOW" button.

Be sure to check the Rental Status Calendar page for the room BEFORE you send a Check Room Availability form to us — it helps alleviate disappointments, and speeds up the rental approval and confirmation process!

    Renting a room is easy.
  • Complete the Check Room Availability form to initiate your request and check availability.
  • All fields are required except for the additional comments box.
  • Select your move-in and move-out dates. Click in the middle of each date field to activate the date-picker calendar.
  • Select the number of adults renting the room. Desert Rose Suite and Trail's End Suite are appropriate for couples; Prairie Cottage Cozy is too small for couples to be comfortable for more than a month. At this time, we cannot rent to children.
  • Select preferred rental term: Month-to-Month, 13-Week Contract, or Other Contract Rental Length.
  • Select your preferred room or "Whatever is Available".
  • Enter your first and last names, email address, and phone number.
  • Add any additional comments in the message box (Such as length of contract rental you need.).
  • Click the "CHECK AVAILABILITY NOW" button to submit your rental request.
  • We will respond within 1 business day by sending you a notification email.

Once we confirm the room is available, you'll receive a notification email from us. If the room is not available for the dates or length of stay desired, we will also send you a notification email and, if desired, you can proceed from there to select another room or different dates and length of stay.

If the room you selected is available, contact us back via email and we'll arrange a time for us to call you to start the rental application and approval process.

To begin the rental application process:

  • RENTAL APPLICATION FORM. Download the form (printable PDF format), complete all sections, sign and date it, and send it to us (with the other required documents) via email attachment at: Rooms@Rentals.DancingCoyote.com, or by regular USPS mail.
  • CURRENT EMPLOYMENT VERIFICATION LETTER. Download the Letter (printable PDF format). Have your current employer complete all sections of the form, sign and date it, including their title and/or position and department in the company [i.e., HR], and mail to Dancing Coyote Farm, or have them scan, make a PDF, and send to us via email attachment at: Rooms@Rentals.DancingCoyote.com.
  • WORK CONTRACT VERIFICATION. 13-week contract rentals or "other contract rentals" terms applicable to traveling nurses, or other medical, service, and business professionals: Please make a photocopy of your work contract including contract start and end dates and a contact name, phone number and email address of the person authorized to confirm your employment contract.
  • REFERENCES. References required. Please complete the References section of the Rental Application Form.
  • CREDIT AND BACKGROUND REPORT. All renters will be required to purchase and submit a credit and background report from our approved credit reporting company – visit www.toBeDetermined.com, to start your report process online. The cost of the credit/background report is currently $52.00; the cost of the report is not refundable.
  • SUBMIT DOCUMENTS. When you have completed all of the above items, please scan and email the documents to Rooms@Rentals.DancingCoyote.com, or send via regular mail to our mailing address: The Odells, PO Box 278, Acton, CA 93510. The credit/background report will be sent to us directly by the reporting company.
  • Upon receipt of your application packet: If we have additional questions regarding the submitted information, we will notify you by email within 2 business day.
  • After reviewing and confirming the information contained in your application packet and the credit report, we will respond within 3 business days by sending you a notification email as to whether your application has been approved or declined.

Congratulations! You'll soon be moving into your beautiful room at Dancing Coyote Farm. Here's what happens next...

If your application is approved, you’ll receive a rental approval email. It will include the exact address and directions to Dancing Coyote Farm and our full contact information.

Upon receipt of your approval email, review your selected rental details and price (make sure to review our HOUSE RULES one more time) and, if you’re happy... let us know if you still want to rent at Dancing Coyote Farm by email or phone.

BEFORE you move-in: first month's rent, security deposit, AND proof of evidence of active, paid renter's insurance is required to confirm rental and is payable in full prior to move-in.

Rent payments are due in full on the first day of each month.

Late Charges. Rent not paid in full by the 5th day of the month shall be considered late. A late charge of $10.00 per day for each day the rent payment is late shall be charged in addition to the rent payable. Failure to pay rent and/or late charges by the 7th day of the month will be grounds for immediate termination of your rental and a 3-day notice of eviction shall be served. Renter will be required to pack and vacate their room and the Farm's property within 24-hours. Your security deposit will be held until we check the room's condition before returning all or a portion of your security deposit within 21 business days.

Rent can be paid by credit or debit card displaying the Visa or MasterCard logo (Sorry, we do not take American Express or Diners Club.); by Venmo, Zelle, and PayPal; by bank-to-bank ACH funds transfer; Cashier's Check and/or Money Order; and, of course, cash. We apologize for any inconvenience, but we do not accept business or personal checks.

During the application process, you can cancel at any time. If you have already paid for your credit/background report, that fee is not refundable.

If your rental application has been approved, but your move-in date is not confirmed, and first month's rent plus security deposit has NOT been paid, a cancellation fee of 20% of your first month's rent will be charged as compensation to us for the time required to process your application, and not having the room available for other renters. Your security deposit will be refunded 100%.

If your rental application has been approved, your move-in date confirmed, first month's rent plus security deposit has been paid but you have NOT moved in, a cancellation fee of 35% of your first month's rent will be charged as compensation to us for the time required to process your application and not having the room available for other renters. Your security deposit will be refunded 100%.

If you have moved-in, but then choose to leave before the end of your first month of rental, a cancellation fee of 75% of your first month's rent will be charged as compensation to us for the time required to process your application and not having the room available for other renters. Your security deposit will be held until we check the room's condition before returning all or a portion of your security deposit within 21 business days.

Dancing Coyote Farm reserves the right to cancel an application in process or an approved and paid rental move-in at any time due to unforeseen circumstances or “acts of God”. Unforeseen circumstances or "acts of God" that prohibit a renter's move-in, month-to-month or contract stay, or limit comfort and enjoyment of the rental in any way or manner, does warrant a 100% refund of an already paid first-month's rent and security deposit. Credit/background report costs charged by the credit/background reporting company are not refundable.
